The factors influencing the service life of farm buildings in the south western part of Nigeria have been studied. Five farms were visited from each of the states making up the region namely; Ondo, Oyo, Osun, Ogun, Ekiti and Lagos states. The analysis of influence on service life was made in accordance with ISO: 15686 factors (ISO 15686--1:2000 and ISO 15686--2:2001): quality of components, design level, work execution level, indoor environment, outdoor environment, in"=use conditions, maintenance level.



Questionnaires were administered to managers of farms, developers, structural engineers and architect in the study area. On"=site assessment was done on all areas visited to ascertain failure of the structures. From the results, it was found that  structural failure occurred as a result of; Rushing completion on livestock building during construction, structural alteration, use of sub"=standard materials on construction site, inadequate quality control during control during construction, dampness in the buildings which can be ascertained because the site was located closed to water logged area and incorrect assessment of loading



It recommended that, building regulations should be developed to regulate construction stages in order to eliminate quackery. The building regulation should spell out in details, the jobs (including contractors' and subcontractors' job) to be carried out, who qualifies to carry out the jobs and penalty for bad jobs and for defying stop"=orders. Since the regulations will affect virtually all the operations of the professionals in the industry. The membership of committee should be drawn to include competent and experienced professionals in academics and practice. These regulations however should not leave out the private projects.
